Why single-storey
- No stair: usable area per m² of footprint is higher. A 156 m² single-storey plan lives larger than a 156 m² two-storey one.
- The structure is lighter and cheaper per m²; the saving is redirected to the building envelope and roof insulation.
- One level resells to older buyers, who are a large share of demand in this district.
- The whole roof plane can be insulated and cross-ventilated without a first-floor slab trapping heat.
